Heavy Traffic and Maintenance
Rooftop traffic is unavoidable for maintenance and repairs but if it's not properly managed it can lead to costly repairs.
-
Repeated traffic in the same areas can break the membrane down making it more susceptible to damage.
-
Using the wrong tools or not being properly trained on those tools can lead to damaging or moving roofing components creating entry points for water to get in.
-
Installing or using equipment that is too heavy for the roof can crush the roof membrane speeding up the deterioration of your roof.
Rips, Tears, and Punctures
Rips, tears and punctures are common culprits behind roof leaks. Usually caused by environmental factors like high winds and storms or by human activity and error.
-
Any damage that breaks through the membrane can allow water to get in and cause leaks and damage.
-
This type of damage can weaken the roof deck and structural componets that can lead to serious structural damage.
-
Rips, tears, and punctures in the membrane will worsen with thermal expansion and contraction creating larger holes for water to get in and cause expensive damage.

Ponding Water and Clogged Drains
Ponding or standing water and clogged drains are not problems you can ignore. They create a severe threat to the integrity of your roof. If not handled properly could lead to sever damage.
-
Encourages mold, mildew and other biological growth.
-
Can create a dangerous slip hazard for those accessing the roof. Also repeated freezing and thawing can cause cracks to form.

Roof Inspection and Maintenance
We recommend roof inspections twice a year. Keeping up with this schedule will help keep you on top of any maintenance that needs to be done. This can also help small problems from becoming bigger ones and increase the life of your roof.

Clear Debris and Blockages
Make sure all drains, downspouts and gutters are clear and free of any dirt and debris. With a stiff bristled broom to clear away any dirt or debris, especially around drains and scuppers.
Tears, Splits and Punctures
Take note of any tears, splits or punctures in the roof membrane. These areas are exceptionally bad and should be repaired as soon as possible.

Southern Climates
In southern climates you have to prepare for hurricane season. Schedule a roof inspection in the spring so you can have time to prepare. It is also a good idea to get your roof inspected after any major weather event.

Northern Climates
Harsh northern winters bring many hazards that can wreak havoc on your roof – the endless freeze-thaw cycles, heavy snow loads, ice dams and more. Schedule your inspection in the fall so you'll have enough time to make any repairs before winter hits.
